It is the wrong first question. Understandable, because decking is the part you touch and look at and see in the showroom. But we have torn out plenty of decks in Watauga County with perfectly good boards on top of framing that had rotted, rusted, and pulled loose underneath.

Nobody has ever had a deck fail because of the decking.

So let us take these in the order that actually matters: what holds the deck up, then what you walk on, then what it costs and why the number is what it is.

Framing Is the Deck. Decking Is the Finish.

The structure under your feet determines whether this deck is a fifteen-year deck or a five-year deck. Four things do most of that work.

Footings below the frost line. This is non-negotiable in the mountains. A footing that does not reach below frost depth will heave — the ground freezes, expands, lifts the post, then settles somewhere slightly different in spring. Repeat that for a few winters and posts go out of plumb, framing racks, and the deck starts to feel wrong long before anything visibly breaks.

The ledger connection. Where the deck attaches to the house is the most common point of catastrophic deck failure nationally, and it is almost always a flashing and fastener problem rather than a wood problem. Properly flashed so water is directed out of the wall assembly, bolted with the right hardware at the right spacing — this single detail deserves more scrutiny than every decking sample in the pile. Joist and beam sizing for real loads. More on snow load below, but the short version: span tables written for a national average climate do not describe this elevation.

Corrosion-rated hardware. Joist hangers, straps, and fasteners live in a wet, freeze-thaw environment here. Hardware that is not properly rated for treated lumber and moisture corrodes, and corroded connections fail quietly.

When you compare two deck bids and one is meaningfully cheaper, this is nearly always where the money came out. It is invisible on the finished product and it is the entire lifespan of the deck.

Composite vs. Pressure-Treated: The Honest Comparison

Now the decking. Both materials work here. They fail differently and they cost differently.

Pressure-treated lumber is the lowest upfront cost and still a legitimate choice. The catch in the High Country is the maintenance cycle. Our climate soaks wood, freezes it, thaws it, and soaks it again from October through April. That cycle drives checking, splitting, cupping, and fastener movement. To keep a pressure-treated deck sound here you are cleaning and re-sealing it on a regular schedule — realistically every one to three years. Skip it for five years and the boards will tell you.

Composite and PVC decking cost more per square foot and usually make more sense here over the life of the deck. They do not absorb water the same way, so the freeze-thaw cycle does not split them. They do not need staining or sealing. And they hold their appearance across our brutal wet-cold-wet seasons, which matters a lot on a rental where the deck is in every listing photo.

Two honest caveats on composite. Cheap composite is not good composite — the low-end product fades and stains and you will regret the savings. And composite decking still requires proper joist spacing, sometimes tighter than lumber, so it is not a material you can drop onto framing designed for something else.

The rule of thumb we give homeowners: if you will own the property a long time or it is a short-term rental, composite tends to win. If it is a smaller deck, a tight budget, or a property you will sell soon, well-built pressure-treated on good framing is a perfectly honest answer.

Snow Load Is Not a Technicality Here

This is where out-of-area builders get High Country decks wrong.

Ground snow loads in Watauga County are substantially higher than what generic, nationally published span tables assume, because those tables are written for milder, lower-elevation climates. A joist size and spacing that is entirely code-compliant in the Piedmont can be undersized at 3,500 feet.

Snow load matters more than people expect because it is a sustained load, not a momentary one. A heavy snow sits on the structure for days or weeks, and it stacks — a drift against the house or a roof shedding onto the deck concentrates weight in one area far beyond the average.

The practical consequence: framing here needs to be sized for our actual loads, which usually means closer joist spacing, larger members, or both. It is not a large percentage of the total project cost. It is a large percentage of whether the deck is safe in year twelve.

What Actually Drives the Price

We do not publish square-foot pricing, because in the mountains square footage is one of the weaker predictors of what a deck costs. Here is what actually moves the number, roughly in order:

Slope and height off the ground. The single biggest factor. A deck sitting two feet above flat grade and a deck standing twelve feet in the air on a steep lot are different structures. Taller posts, bigger footings, lateral bracing, and a great deal more labor working at height.

Footing conditions. Rock is common here. Hitting rock, or needing deeper footings on unstable or fill soil, changes excavation cost. So does hand-digging when equipment cannot reach the location.

Site access. If material has to be carried a long distance, down a bank, or around a structure because a truck cannot get close, that is real labor added to every stage.

Material selection. Real, but usually a smaller swing than homeowners expect relative to the structural and access variables above.

Features. Stairs are expensive per square foot — far more than flat deck area. Railing choice matters, especially cable or glass systems. A roof structure, built-in benches, or lighting each add scope.

Hot tub support. Discussed below, and it must be priced in from the beginning.

Building for a Hot Tub

A hot tub is not simply heavy. It is a concentrated load — several thousand pounds of water, shell, and people sitting in a small footprint, permanently.

A deck framed for typical furniture and foot traffic spreads a moderate load across the whole structure. A hot tub puts a large fraction of the total weight in one spot. That requires dedicated footings positioned directly under the tub, framing designed for that point load, and often tighter joist spacing in that bay.

It also has to be decided before the deck is built. Retrofitting hot tub support into a finished deck means going underneath, adding footings and framing in a space that was never meant to be worked in — always more expensive than building it in from the start, and sometimes not practical at all.

The other half of it is the tub itself: correct electrical, drainage that moves water away from the structure rather than under it, and access for service. Decks Built for Short-Term Rentals

If the property is a rental, the deck is not an amenity. It is the reason a lot of guests book.

It is also the highest-wear surface on the property. A deck taking two hundred guest nights a year, with people who did not pay for it and will not maintain it, is on a completely different duty cycle than a family deck. That argues for composite, for railing systems that stay tight, for lighting that makes the space usable at night, and for a roof or partial cover so the space works in rain — the point we made in our breakdown of which outdoor living additions actually earn their cost.

And it argues for building it right structurally the first time, because a deck problem on a rental is not just a repair. It is a safety exposure with guests on it and a review that lives on your listing permanently.

Getting a Real Number for Your Deck

An honest deck estimate in the High Country starts on the site, because the site is what sets the price. Slope, height, soil, rock, access, and how you actually intend to use the space all have to be seen before a number means anything.
